The Bahrain market report.

Week 32, 2026 · published 3 August 2026

Foreign investment in Bahrain's freehold property market is accelerating sharply, with transaction volumes up 29 per cent and total values up 34 per cent in the first seven months of 2026 compared to the same period last year, according to Bahrain's official land registry. The market has processed 5,483 sales worth BHD 741 million year to date, reflecting sustained confidence among international buyers in the kingdom's designated freehold zones.

For foreign investors evaluating entry points, the momentum is concentrated in established communities that continue to attract serious capital. Diyar Al Muharraq remains the volume leader with 552 transactions, whilst Sea Front in Manama commands the highest per-square-metre pricing at BHD 1,021, signalling healthy differentiation between lifestyle and investment-led locations and genuine competition for quality stock.

The read

What this week's numbers mean.

The official transaction registry shows foreign buyers have genuine choice across six thriving freehold zones, with activity and transaction values both climbing sharply year on year, making this an opportune moment to engage with advisors and explore properties before momentum strengthens further. Diyar Al Muharraq, Sea Front Manama, and Amwaj Islands are commanding the highest transaction volumes and capital deployment among freehold areas, signalling where the market is actively pricing and transacting.
