The questions everyone asks.
Know your rights
Can my landlord raise the rent whenever they want?
No. Under Law 27 of 2014, rent can only increase after two years from the lease start (or the last increase), capped at 5% for residential and 7% for commercial, with three months' notice by registered mail - and a landlord can only use this right five times in a lease's lifetime.

Can I be evicted from my home in Bahrain?
A residential tenant generally cannot be made to vacate during the first three years, except for listed breaches such as two consecutive months of unpaid rent, unauthorised subletting, or improper use of the property.

Does my tenancy contract need to be registered?
Yes - every lease must be registered within one month of signing (a BD 1-5 fee for residential). The landlord bears the fee, and if they refuse, the tenant can register it and deduct the fee from the rent. Unregistered contracts cannot be taken to the Rent Disputes Committee.

Can foreigners fully own property in Bahrain?
Yes - 100% freehold ownership for all nationalities in nine designated zones (about 30,500 parcels), with full inheritance rights. Property worth BHD 130,000+ also qualifies for the renewable 10-year golden residency.

What taxes do property owners pay in Bahrain?
Remarkably few: a one-time 1.7% transfer fee (2% if registered late). There is no annual property tax, no tax on rental income, and no capital gains tax.
