August is usually Bahrain's quietest month. Not this year.

The official transaction registry closed August 2026 at 780 registered sales worth BD 108.9 million. Last August recorded 434 deals at BD 55.6 million.

That is 80% more transactions and 96% more value. The market nearly doubled year on year.

Pull the dataset apart and one story explains almost all of it: land.

Land did the heavy lifting

Of the 780 sales, 428 were land plots - more than half the entire month.

A year ago, August logged 152 land deals. This August, 428. Land transactions nearly tripled while everything else stayed close to normal.

Read that flats row carefully. The apartment resale market was flat, steady, unchanged. The surge did not come from apartments. It came from ground.

One village took 18% of the Kingdom

Here is the number that stops you. Al Dair alone recorded 138 sales in August - 136 of them land.

That is roughly one in every six property transactions in the entire country, in a single location, in a single month.

The plots traded at an average of BD 66,610, around BD 253 per square metre. That is a land release moving in volume - buyers and developers securing sites while they are available.

Diyar Al Muharraq followed with 42 deals, then Hidd and Al Hamalah in the mid-20s. But Al Dair was in a category of its own.

Investors bought buildings, too

The other quiet signal is at the top end.

Whole-building sales more than doubled year on year, from 22 to 55, at an average of BD 305,813 each. That is income-producing stock changing hands - the kind of purchase made for yield, not for living in.

The month's largest single cheque was BD 12.64 million for land in Hawrat Ingah, followed by a BD 3.9 million building in Al Hoora.

Why the "median" looks lower - and why that is good news

One figure could mislead you. The median sale fell from BD 95,190 last August to BD 80,000 this year.

That is not prices falling. It is the mix changing.

When half the month is land plots at smaller ticket sizes, the middle of the market sits lower by definition. Land itself barely moved on price - around BD 253 per square metre against BD 269 a year ago.

So the honest read is this: more buyers, more deals, more money moving, led by people acquiring land and income buildings. That is what an early-cycle, confident market looks like.

What it means if you are buying

Land-led months reward the people who move first, before a release is picked over.

If you are weighing a plot, a building, or a finished home, the registry is telling you the same thing it told the 780 buyers who signed in August: the market is active, and the ground floor is where this cycle is being written.
