Law No. 27 of 2014 lists them: no rent paid for two consecutive months; assignment or subletting without the landlord's written consent; exceeding the permitted number of occupants; improper use of the property; health and safety concerns; a 25-year-old property the landlord needs to rebuild; the landlord needing it as his own residence; or the tenant having vacated the property for a year.
If the reason you are being asked to leave is not on this list, it is not a legal ground - and within the first three years of a residential tenancy, even a valid renewal expiry is generally not enough.
Each ground has its own conditions. Non-payment, for example, requires two consecutive months, and the Rent Disputes Committee can still decline the eviction if it finds the tenant had good reason.
