Bahrain Property Law · Visas

Is Bahrain's golden visa really 10 years? Does it renew?

Yes - it is a 10-year residency and it is renewable, provided you continue to meet the qualifying conditions, such as holding property worth BHD 130,000 or more under the property track.

The practical read: keep the qualifying asset (or an equivalent one) and the residency is effectively long-term. Sell down below the threshold without replacing it, and you are outside the track's conditions at renewal.

For most property-track holders this makes the visa self-sustaining - the asset that qualifies you also appreciates, earns untaxed rent, and can be upgraded over time as long as the value stays above the line.
