What is the property transfer fee in Bahrain?

A one-time 1.7% of the purchase price, paid at the Survey and Land Registration Bureau when the title transfers - rising to 2% if you register more than 60 days after notarisation. That is the entire government cost of buying.

Registering promptly saves real money: on a BD 100,000 flat the difference between 1.7% and 2% is BD 300 for simply not procrastinating.

There is no stamp duty on top, no annual property tax afterwards, no tax on the rent it earns and no capital gains tax when you sell - the 1.7% is genuinely the last cheque the government asks for.
