Bahrain Property Law · Fees & Taxes

Is rental income taxed in Bahrain?

There is no income tax on rent in Bahrain - a landlord keeps the gross rent. The one related charge to know: a 10% municipality fee applies to properties rented to expatriate tenants, calculated on the rental value.

The municipality fee is a fee on the tenancy rather than an income tax on the landlord, and leases routinely state who bears it - in practice it is commonly collected alongside the tenant's utility account. Spell it out in the contract so nobody is surprised.

Even counting that fee, Bahrain's rental economics are exceptional by international standards: no income tax bracket creep, no filing, and gross yields that reach 7.1% in Salmabad and 6.4% in Seef and Hidd.
