Is there VAT on property in Bahrain?

No - under the Bahrain VAT Law and its Executive Regulations, the sale and rental of real estate is exempt from VAT. The exemption covers residential and commercial property and bare land.

So neither your purchase price nor your monthly rent carries VAT. Where VAT does appear is around the edges: services connected to real estate - agency fees, consultancy, hotel accommodation - follow their own VAT treatment.

For a buyer comparing Gulf markets, this is worth pricing in: in some neighbouring markets VAT or equivalent charges apply to first sales of property; in Bahrain the transaction itself is exempt.
