Can foreigners buy property in Amwaj Islands?

Yes. Amwaj Islands is one of Bahrain's nine freehold zones, with 6,015 freehold parcels. The average price is BD 91,000 (BD 278 per sqm) and gross yields run near 5.8%. It is Bahrain's original man-made island community - marinas, beaches and a large expat population.

As one of Bahrain's nine designated freehold zones, Amwaj Islands offers buyers of any nationality full registered title at the Survey and Land Registration Bureau, with complete inheritance rights - the same ownership a Bahraini citizen holds.

The purchase costs are the standard national ones: a one-time 1.7% transfer fee (2% if registered late), and then nothing - no annual property tax, no tax on rental income, no capital gains tax. Property worth BHD 130,000 or more also qualifies the owner for Bahrain's renewable 10-year golden residency.
