What are the rules for buying off-plan property in Bahrain?

Buy only in RERA-registered projects: registration is what triggers the escrow protection on your payments. Expect a booking payment around 10%, instalments paid into the project's escrow account, and a licensed developer and sales agent on the other side of the table.

Bahrain's off-plan market currently spans 52 RERA-registered projects with over 12,000 units, with payment plans that commonly run from a 10% booking through construction-linked instalments - some extending past handover.

The buyer's checklist is short but non-negotiable: RERA project registration, escrow account details in the sale agreement, developer and agent licences verified, and every payment made to the escrow account rather than to anyone's personal or general company account.
