Bahrain Property Law · Off-Plan & RERA

Is buying off-plan safe in Bahrain? How are buyers protected?

Off-plan sales in Bahrain are regulated by RERA, and buyer payments on registered projects are protected through escrow accounts - your instalments fund the project's construction, not the developer's general balance sheet.

The escrow requirement is the core protection: money sits in a project-specific account and is released against construction progress, which is what separates the post-RERA market from the region's cautionary tales.

Bahrain's current off-plan pipeline runs to 52 RERA-registered projects with more than 12,000 units, with typical booking payments around 10% - so the protection is not theoretical; it is how most of the new market operates.
